Park Terms & Conditions
Please Take Time To Read The Following.
ARRIVAL - AFTER 1PM
Please arrive any time after 1pm and up to 8pm. We do not have space for 'early arrivals’ to wait until a pitch is ready. If you expect to arrive between 6pm and 8pm, please telephone us as you leave home to let us know your approximate time of arrival.
DEPARTURE - BEFORE 11AM
Pitches must be vacated by 11am on the day of departure unless previous arrangements have been made. This gives us time to prepare pitches for incoming arrivals.
Deposits (non refundable) and balance payments can be made by cash, cheque, debit or credit card. All card payments are free of charge. Bookings are conditional to deposit payment being received within 14 days of booking. Statutory rights are not affected.
You can cancel your booking at anytime. Deposit are non refundable and £10 from paid deposits will be retained on any cancelled bookings. The remaining credit may be transferred to another booking within the same season only. Please allow as much notice as possible to allow us the opportunity to re book pitches. Statutory rights are not affected.
If you are not happy about the service you receive from us please contact us directly in the first instance and we will do our best to resolve your concerns.
Reception is open from 9am – 6pm daily for all general enquiries during the main season and reduced to 10am to 4pm during the ‘Winter Offers’ period. For medical emergencies after hours you can contact us via our own house. We politely request that guests respect our 'family' time when reception is closed.
A £10 deposit will be taken on arrival for the key card to operate the security barrier during your stay. This is returned to you on your departure. Please do not attempt to follow another car through the barrier without stopping and swiping your card. Take care when walking – always walk around the barrier via the pedestrian access. For security reasons, please do not let anyone else on to the park. The barrier does not operate between midnight and 7am. If you return to the park after midnight, please park on the left before the bridge and retrieve your car as early as possible in the morning.
All pitches are hard standing with electric hook up. Rock pegs are recommended when using an awning (regular pitches only). No awnings / sun canopy or tents are to be erected on any grassed areas. We regret that we cannot accommodate oversized awnings or gazebos. Rock pegs are available to buy from reception for your convenience should you require them.
Please have consideration for other guests who may be waiting to use the showers after you. Kindly leave all facilities as you would wish to find them. As a matter of courtesy to fellow guests we would ask you to please mop shower floors after use. We try hard to keep the wash rooms clean and stocked with paper at all times. Should you find paper has run out please let us know so that we may replenish stocks. The wash rooms are cleaned daily and we endeavour to keep them open while this takes place.
Our laundry room comprises of two washing machines and two tumble driers. Access is via the right hand double garage doors near Reception. All machines are pound coin operated. Washing tablets can be bought from reception. An iron and ironing board are located in the dish wash room. Please DO NOT attach washing lines to trees, bushes or posts on the park, any laundry should only be hung on caravan window dryers, any that is not will be removed.
You are welcome to have day visitors. All Visitors must be over 18 years of age and must leave the park by 10pm.. We have very limited parking for additional vehicles, so please check with us for the best place to park. At very busy times we simply may not have room for extra cars. For security purposes, all visitors must make themselves known to Reception before entering the park. We will open the barrier for your visitors to enter the park and you may let them out when they leave.
NB You may from time to time see our own children around the park grounds as we are resident owners.
At Overbrook we endeavour to provide a peaceful and relaxing environment for all guests. Please be respectful to fellow guests by keeping noise to an acceptable level. Anyone found to be ignoring this polite request WILL be asked to leave. Please respect your peers!!
Free WiFi is available for all guests and the access code can be obtained from reception. Download speeds can vary at our busiest times this may also be the case when using band width hungry applications such as iplayer etc...
Dogs must be kept on a SHORT lead and exercised OFF the park at all times. Please do not walk your dog around the park for exercise or toilet purposes. Dogs are not allowed in any of the park buildings. (Guide dogs are welcome). These guidelines are in place for the benefit of all guests. Please respect them and our park. People ignoring these polite requests WILL be asked to leave. A dog waste bin is situated at the beginning of the drive. We fully appreciate dogs will of course have accidents from time to time, please be responsible and pick up.
You are welcome to have a barbecue on your pitch. Please ensure that the barbecue is on the hard standing area of your pitch and off the ground at all times. If you need bricks to support the barbecue, please ask. Please be careful and vigilant at all times.
There is a grey waste-water disposal located at each water point on the park. Please empty ONLY your sink and shower waste here. Toilet waste MUST be emptied down the Elsan chemical disposal point located next to the shower block. Any food waste products should be disposed of in plastic bags in the dustbins provided. Please leave water points rinsed and clean for the next user. Aqua Kem Toilet Blue and Aqua Rinse Pink is available to purchase at reception for your convenience.
RUBBISH & RECYCLING
Ordinary domestic rubbish should be disposed of in tied up plastic bags and placed in any one of the many General Waste dustbins provided. There is a designated recycling area near Reception and each dustbin is clearly signed for your convenience. We can now recycle; Newspapers & Cardboard, Clean Food Tins & Plastic Bottles and Glass. We also have a compost waste bins which is next to the dishwash room. This is for vegetable & fruit peelings, egg shells, tea bags & coffee grounds but please NO cooked food, raw meat or bones. There is a list of what can & cannot go in the compost next to the bin itself.
In the event of a fire raise the alarm by opening the red fireboxes nearest to your pitch. Dial 999 and let us know. Please DO NOT put your life at risk.
The management and staff of Overbrook Caravan Park accept no responsibility for the Theft, Loss
or Damage to belongings or property however caused. Please Note, We DO NOT accept commercial vehicles on site. Failure to disclose this information when booking will result in refusal of entry to our park.
